COMBINING the urban setting of Ipoh and the wonders of nature, the 116.54ha development known as Lang Valley by Gunung Lang Development Sdn Bhd (GLDSB) is highly visible from the North South Expressway.

Set next to the majestic Gunung Lang, the township lives up to its theme of “Next to Nature”, complete with a 2.3km-jogging track for health buffs and soak in the essence of Mother Nature.

The Gunung Lang Recreational Park also provides a measure of rejuvenation with its lush greenery, enabling homeowners to relax in the comfort of their own home.

Location is also a plus point, as it is just minutes away from Ipoh’s classic Old Town area and the vibrant Ipoh Garden East.

Furthermore, its close proximity to the aforementioned expressway is complemented by a slip road, allowing added accessibility.

In a preview of the “Teak” residential area, the 20 by 70 ft double-storey terrace house exudes the sophistication and feel of an urban dwelling, but one that is close to nature.

Practicality is evident in the design, for example in its balcony, which can be expanded without the need of renovating the entire structure. Homeowners only need to remove the railing and add wall and windows without too much hassle.

The customised large porcelain floor tiles are also included and homeowners would nevertheless be pleased with the dry and wet bathroom on its first floor, a design that sports functionality and ease of maintenance.

Apart from the designs, the exterior paint used, Nippon Weatherbond Solareflect, provides an extra layer of protection in reflecting the heat and ensuring a more cooling atmosphere in the home.

With an average price of RM 278,000 per unit, the project also includes a ‘0’ payment scheme, legal fees, stamp duty and is under the Developer Interest Bearing Scheme (DIBS).

The scheme means that GLDSB will bear the progressive interest until completion of the project.

Homeowners can also have a peace of mind knowing that the township has guarded security and each home would be fitted with an alarm system worth RM1,500.

The system is also linked to the Central Monitoring System (CMS) in the township, notifying the main security guard post should the alarm trigger and dispatch a patrol to check on the situation.

Apart from the homes, an exciting feature would be the commercial development still in the planning phase, which would draw up plans for a retail mall, a medical clinic, a hotel and even a college.

A notable feature still in planning would be the ‘backstreet walk’, a design to turn the back lanes of commercial properties into a long promenade where patrons can enjoy a leisurely stroll amidst the shops.

Project manager Deric Loo said the small and attractive streets in Japan were the main inspiration behind the plans for a back street walk, where every inch of space was maximised for functionality.

“It is still a new concept for commercial developments in the country, particularly Ipoh as these back lanes were only regarded as waste disposal and emergency exit areas.

“However, with creative planning, these spaces can be turned into a vibrant commercial area with its own distinct style,” he said.
